Working inside the gates

Communities along Estero's Corkscrew and Three Oaks corridors each have their own contractor rules — vendor registration, insurance certificates on file with the management office, work-hour windows, where a trailer may park. None of it is hard; all of it sinks a project when a contractor discovers the rules on day one. We sort access and paperwork before the schedule is set, and your neighbors' only involvement is asking who did the pool.

The snowbird calendar is a real constraint

If you're an Estero seasonal resident, there are two sensible ways to time a resurfacing, and we do both. Run it while you're here, so you can pick the finish color against your own tile in your own light and watch the process — that costs you a week or two of the season without a pool. Or run it after you head north: we coordinate access with your property watch, send photo updates at each stage, and manage the startup chemistry through its critical first month so the pool is cured, balanced, and swimmable when you land in the fall. What we don't recommend is the third option — squeezing it into the two frantic weeks before Thanksgiving arrivals along with every other trade in Lee County.

Small symptoms, caught by the pool guy

Many Estero pools are professionally maintained weekly, which means surface problems get noticed early — usually as a line in a service note: "surface getting rough near steps." Take that line seriously; it's the cheap moment. An evaluation tells you whether it's a two-year watch or this-season work, and if the maintenance tech suspects the water loss is more than evaporation, leak detection before any finish work protects the bigger spend.
